To assist in the development, growth and graduation of new businesses, Centre tenancies are limited to a maximum of three years. Typically, this will be sufficient time to establish the business, develop skills, and implement appropriate operational procedures. Tenants are not locked into a traditional lease, but are offered a flexible, low-cost licence. The ECUBIC operates to assist new and small businesses grow and develop rather than just providing subsidised office rental.
Prospective tenants first complete a 'New Licensee Application' form which provides the essential contact, background and reference information. Once approved, the Parties enter a 'Tenancy Licence Agreement'.
The ECUBIC has 24, 15 square-metre units, one, 40 square-metre unit, one, 24 square-metre unit and three, 30 square-metre units available. Each unit is individually air-conditioned and has data and telecommunications points installed.
Payments are made in advance and are due on the first day of every month via invoice or direct debit authority.
All utilities are included in the licence fee.
The security at the ECUBIC is our utmost concern. The ECUBIC is fully alarmed, monitored and serviced by a local security company. The Centre is also equipped with a CCTV system throughout the building. Tenants are issued with individual access codes and keys providing 24-hour entry, seven-days per week.
Extensive tenant and visitor parking is provided on site free of charge.
Each office suite is fully cabled with four phone/data sockets linked to a central control panel. This delivers total flexibility to connect and transfer tenant lines from and to any office. Each tenancy will need to organise individual connection with a preferred telecommunication and internet provider.
The Centre offers a fully-equipped training and seminar room available to both tenants and non-tenants, which is booked through reception. Seating within these rooms is flexible to accommodate training sessions, professional meetings and seminars. Crockery, cutlery and kitchenette facilities are available as well as amenities such as showers, toilets and facilities for people with special needs.
Tenants are not confined to four walls and desks as there is a courtyard with shade-sails and outdoor furniture. Whether conducting business from a mobile office or networking with other tenants around the BBQ, the courtyard provides a relaxed and integral part of the Centre.
The Centre includes state-of-the-art data projector, tv, video, dvd, digital photocopier, A3 colour laser printer, scanner, fax, laminating, and trimming facilities for a nominal fee.
Included in the tenancy rates are cleaning (including kitchen, toilets, common areas, and windows), garden maintenance and the provision of security monitoring.
Operating a business from the ECUBIC provides a unique opportunity to network and collaborate with other small businesses. The management team is always available for assistance and support which helps create an environment of creativity, inspiration and encouragement. Training seminars and mentors can also be made available.
